  • What is your pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.


    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What Types of Apartments and Townhomes Are Available?

    Livano Nature Coast offers thoughtfully designed 1-, 2-, and 3-bedroom apartment homes, along with townhome layouts. Our homes feature open-concept living spaces with white quartz countertops, stainless steel appliances, luxury wood-style flooring, full-size washers and dryers, generous closets, and private balconies or patios, with private pet yards available in select homes. Residents also enjoy signature Livano amenities including Trapeze Coffee, a 24/7 Marketplace, professional Workplace, resort-style pool, 24-hour fitness center, pickleball, bocce ball, and putt-putt golf.


  • Is There Parking Available or EV Charging Stations?

    Yes. Livano Nature Coast offers reserved resident parking and private garages for added convenience. Our community also features electric vehicle charging stations, making it easy to charge your EV close to home.


  • What Public Transportation Options Are Available Nearby?

    Livano Nature Coast is served by Hernando County’s TheBus transit system, which expanded its Spring Hill network in 2026. Route 10 provides north-south service through East Spring Hill along corridors including Anderson Snow Road, Elgin Boulevard, Deltona Boulevard, Cortez Boulevard, and Barclay Avenue, with stops at destinations such as Publix at Avalon, Anderson Snow Park, and Walmart; Route 11 provides additional regional connections along US-19. TheBus also connects with Pasco County Public Transportation for travel beyond Hernando County.

    Livano Nature Coast is located within the Hernando County School District. Nearby public schools include Explorer K-8 and Frank W. Springstead High School, both located close to the community. Because school attendance boundaries can change, residents should contact the school district directly to confirm specific school assignments.
